Meetings
What meetings are important for me to know about?
The Annual Meeting of the HOA Membership. This is the meeting where we elect members of the Board. The Board as needed for its regular or special meetings.
Where and when are the meetings?
Meetings are typically held within the community, at the President's house from 7:00 to 9:00 PM. In rare cases when extreme turnout is expected, we may rent the Multi-Purpose Building of Davie-Pine Island Park. All meetings times and location will announced and posted in advance.
Do I have the right to speak at Board meetings?
The new state laws governing Home Owner's associations state that if you notify the Board in advance that you want to speak to a particular issue on the agenda, you have the right to do so. Please note that we typically include "open floor" on each meeting's agenda, so that owners have the opportunity to voice any concerns, issues or requests. At the same time, the Board has the right to limit your time (e.g., 3 minutes) because they have an obligation to get through all their agenda in the time allotted.
In addition, if you want a particular issue to be placed on the agenda, you can request it of the Board. The Board may choose to conduct their meetings less formally, allowing members present to speak on any of the issues without advance requests.
Board of Directors
How and when is the Board of Directors elected?
The Board of Director's elections are held at each Annual Membership Meeting, typically on the 2nd Tuesday in February.
They are elected by member vote (one vote per property) either in person or via proxy.
Exterior Painting
What colors can I use to paint my house?
You may be submit any color you desire for approval. Please understand that requests for colors deemed unatractive or unbefitting of Olde Bridge Run will be denied. Architectural change or beautification request
Can I just repaint my house the same color it is now?
Yes. Only changes to the appearance of your property require advance approval. Repair and maintenance items do not.
How often do I have to repaint?
You must paint your house when it appears unkept or excessively dirty.
What about dirty roofs?
Please keep your roof clean. If you fail to do so after being notified, the Board has the right to contract to have the work done and charge you for the service.
Parking
Can I park on the grass?
Parking on the grass is discouraged and not permitted overnight. For guests and for any personal use vehicles that do not fit completely in your driveway, they may be temporarily parked next to the grass, with all 4 tires on the pavement.

For washing a car or unloading materials, parking on the grass is permitted.
Dogs
Can I have a dog? Are their any size or weight restrictions?
Yes, you can have a dog. There are no size/weight limitations. Town of Davie animal control laws apply. The Board does not report stray, missing or noisy animals. Residents do so at their own discretion.
Hurricane Shutters
When can I put up hurricane shutters and long can I leave them on?
Hurricane shutters may not be put up until a hurricane is in the area or predicted by the National Hurricane Center to potentially affect Broward County. Generally, this would be indicated by our location being included in the graphical presentation of the 'Cone of Strike Possibilities' used to communicate the projected path of a hurricane.
Hurricane shutters may not stay in place longer than necessary after a storm has passed, unless the conditions noted above are again present.

Under no circumstances can hurricane shutters be used to secure a property in the event that the resident/owner will be away for an extended period of time, including during hurricane season. In this case, it is appropriate for the resident/owner to make arrangements with a neighbor or service company to install their shutters in accordance with the conditions noted above.
